Triangle Shopping Center - Yorktown Heights NY  
 Retail and Office Space Available
The 230,000 SF Triangle Shopping Center, located on Route 118 in Yorktown Heights, NY has space available for immediate occupancy, including individual units on the north side of the Triangle Shopping Centercenter of 2823, 2231 and 3082 SF.  The latter two can be combined for a total of 5313 SF.   All of these spaces are between My Gym and Okinawa Restaurant. 

A 1200 SF space will be available this spring on the south side of the center.  To the right of that space, a lease is out for the 1600 SF retail space next to Homer Rich opticians.  Additionally, a new 1800 SF store is being created on the north side from former storage space, next to Weight Watchers. 

10,000 SF is available next to the Country Academy of Dance.  The dance school brings over 750 students to the center each week.  The available space is suitable for either retail, showroom or office space. 
 
1700 SF of office space is available in the newly renovated Triangle Professional Building and 800 SF of office is available in the Triangle Gateway building.

The Center's tenants include A&P Fresh Market, TJ Maxx, Mrs. Green's Natural Market, Panera Bread, Radio Shack, Carvel, Curves, and Bank of America among others.

 
 
Cross River Plaza - Cross River, NY  
1200 SF Available Retail Space Available
A 1200 SF retail space is available at the 100,000 SF Cross River Plaza, located at the intersection of Route 35 and Route 121 in affluent northern Westchester County.
 
The center is anchored by D'Agostino's.  Other tenants include Cross River Pharmacy, the U.S. Post Office, Chase Bank, Villarina Pasta, Haiku Restaurant, Lewisboro Paint and Hardware, and a bagel shop, pizzeria, hair salon, cleaners, nail salon, opticians, and wine shop.
 
Additionally, there is a 15,000 SF space on the lower level of the center that is suitable for retail, office or showroom space.
 
Plans are in development to renovate the center, including new facades, signage, and a possible new pad building.
Port Plaza - Port Jervis, NY  
Port Plaza Retail Space Available 
Port Plaza is the downtown retail anchor for the central business district of Port Jervis, NY.  The 90,000 SF center has a 46,000 SF anchor space available as well as individual stores of 2000, 2500, and 5000 SF.  Discussions are underway with a tenant for the 46,000 SF space.

Tenants at Port Plaza are Rite Aid, Dollar General, Burger King, Cutting Crew, Brother Bruno's Pizza and #1 Nails.  Downtown Port Jervis has been undergoing a renaissance with several restaurants, art galleries and antiques stores opening recently.

 
 
Prisco Plaza - White Plains, NY

1700 SF of retail space is available at 243 Tarrytown Road (Route 119) in White Plains, NY.  Over 26,000 cars per day pass the site.  A population of 205,000 resides within a 5 mile radius, with median household incomes of $100,000 per year.   Prisco Appliances, H&R Block are also in the 12,000SF strip.  3000-5000 SF of warehouse space is available in the center's lower level. 

Area tenants include, K Mart, A&P, Modells, Joyce Leslie, Sleepy's, Gym Source, Washington Mutual, Citibank, Sprint and many more.
 
New Jersey Properties
644 Route 10 - Livingston, NJ  
644 Route 10 North View New Retail Development
A new 42,000 SF retail center is being developed on the west bound side of Route 10 in Livingston, New Jersey.  The site, which is now used for light industrial and warehouse space is well into the approval process.  A spring 2009 construction start is projected.
 
Current plans for the center are for a 30,000 SF anchor store with 12,000 SF of smaller shop space. 
 
310-312 Bloomfield Avenue - Montclair, NJ

Two retail spaces of 3350 and 6100 SF are available in downtown Montclair, NJ near the train station.  The stores can be combined into one.  The building recently underwent a gut renovation, including a new facade and mechanical systems. 
 
Area retailers include Pathmark, Whole Foods, Starbucks, Washington Mutual, Clearview Cinemas and Chase Bank.
 
The Village at Livingston - Livingston, NJ  
The Village at Livingston Retail Space Available

Two spaces, a 7100 SF end cap and a 1600 SF in line store are available at the Village at Livingston.  The Village is a 100,000 square foot neighborhood center located at the intersection of Route 10 and Eisenhower Parkway in Livingston, New Jersey.  It is at the gateway to the busy Route 10 retail corridor.  The Village is anchored by Pathmark.  Other tenants include CVS, Olive Garden, Wine Legends, Hudson City Savings Bank, GameStop,  Shiseido Cosmetics, Greets and Treats, Milano French Cleaners and Zen Restaurant.

 
Lyons Plaza - Newark/Irvington, NJ  
LyonsPlaza Retail Space Available
1900 SF of retail space is available this winter at Lyons Plaza, a 78,400 square foot neighborhood center located at the intersection of Lyons Avenue, Fabyan Place, and Route 78 on the Irvington-Newark border. Great pylon signage is included.
Lyons Plaza is anchored by a high volume Pathmark Super Center. National tenants at the center are Radio Shack, Carvel, Rent-A-Center, GameStop, H & R Block, Golden Krust and Blimpies. Local tenants include  Scratch Records, Macy Beauty Supply, a Chinese restaurant, Roberto's Pizza, a nail salon, $Dollar Plus, Plaza Laundromat, Rosa Dry Cleaners, and a convenience store.

The center is located in a densely populated area, with 55,605 people within a one mile radius, 330,422 within 3 miles, and 725,728 within 5 miles. Average household incomes are $ 49,758, $51,079, and $54,488 respectively.

Built in 1990, Lyons Plaza is owned by a joint venture of Eastman Management Corporation and Lysar Management, Inc.
