Perlmutter Properties was hired by Metromedia Company to handle the disposition of a former Ponderosa Steakhouse for which it had a long-term lease. A three-party transaction was successfully concluded resulting in the sale of the property to a buyer with plans to redevelop it for its own use.

Perlmutter Properties was engaged to lease a vacancy in this downtown storefront property. With the cooperation of the local brokerage community, a user was found whose use required extensive renovations. The ultimate result was that the potential tenant purchased the building from the Landlord.

Hired by two absentee owners whose relationship had deteriorated during the course of a 50 year partnership, Perlmutter Properties rose to the challenge of finding a buyer in a difficult market. Numerous obstacles were overcome during the course of the assignment, including taking on property management for the vacant building, mending the owners’ relationship, and resolving a title issue with an adjoining property.

Working as a sub-agent for SRS Real Estate Partners, Perlmutter Properties was engaged to sublease excess space next to an operating CVS. An urgent care provider rented the space, which it renovated at its own expense.

Four Corners
Spring Valley, NY

CPC Resources, the for profit development arm of the Community Preservation Corporation developed two modern, attractive block long low income housing buildings across the street from each other, one for seniors, the other for families, in an urban renewal area of Spring Valley, NY. Perlmutter Properties Inc. worked with CPC Resources to help create an identity for the ground floor retail, and to come up with a leasing program that would fit the neighborhood.

Ferry Plaza
Newark, NJ

In conjunction with its development partner DKH Associates, this 100,000 SF retail development was built in the dynamic Ironbound section of Newark. Built on a former brownfields area, the center is anchored by Pathmark, replacing a smaller store on an adjoining property.  Perlmutter Properties Inc. was responsible for the successful initial lease up of the center.  Urstadt Biddle Properties bought a majority interest in the property and is now responsible for the management and leasing.

Perlmutter Properties worked closely with American Campus Communities to execute a leasing plan that would enhance student life at this state of the art 850 bed unaffiliated student housing facility.

Ridgeway Center
Stamford, CT

DKH Associates formed a partnership with Silverstein Properties during the early 90’s to redevelop a well-located but topographically difficult and otherwise obsolete shopping center with class C office space.  The process culminated in a modern multi-anchored 350,000 SF regional shopping center. Perlmutter Properties Inc. oversaw the leasing with tenants including Stop & Shop, Bed, Bath & Beyond, Marshalls, Staples, Old Navy, Michaels Arts and Crafts, and many more. Urstadt Biddle Properties bought a majority interest over a decade ago, buying the remaining stake in 2010.
